Sarah: From Banking to Self-Employed Smart Investing
After sixteen years in corporate banking, Sarah decided it was time to put her knowledge to work for herself. By combining her deep financial expertise with hands-on property education, she transformed her portfolio, reduced her debt, and built a flexible business that gives her both freedom and growth.

Sarah had spent years working within the banking system, helping clients build wealth — but her own property portfolio was underperforming.
Despite holding strong income and serviceability, her investments were negatively geared, draining cash every month. Her capital was tied up, and her loan repayments created financial pressure.
“Every time we just talked about negative gearing, but it didn’t help real life. We never felt we had extra money to spend.”
Sarah wanted to flip the equation — to reduce her financial burden, free up her capital, and start creating income that worked for her rather than against her.
Sarah sold off the underperforming properties, using the proceeds to pay down loans and reduce her debt position from around 70% to just 30%.
Next, she restructured her portfolio around positive cash flow and joint-venture investing. By partnering with an experienced developer on projects in Queensland, she gained exposure to profitable property deals without having to manage the entire build process.
Because she’d learned to analyse feasibility studies and read financials accurately, she could track every stage of a project confidently.
“We learned how to look at the figures. Every stage they update us, and we know how to follow up and make sure things stay on track.”
At the same time, she leveraged her sixteen years of banking experience to become a licensed mortgage broker, giving her direct control over lending, structure, and financing for both her own projects and her clients.
The turnaround has been remarkable.
Sarah’s property portfolio now generates positive income and is supported by a much lower debt ratio. She’s eliminated financial stress, freeing up cash for new investments and opportunities.
Her move into mortgage broking has given her the independence she wanted — combining corporate expertise with flexibility, networking, and continued learning.
“Now I have more freedom to focus on my clients, my business, and my own investments. It’s really opened my eyes.”
With over eighty lenders on her panel and both residential and commercial accreditation, Sarah is now helping others build wealth using the same disciplined, data-driven approach that changed her own life.
